Issuer’s history and business
The Issuer’s core business is the acquisition and redevelopment of tenement houses, followed by their division into independent units and the sale of the units. The Issuer specialises in the acquisition and revitalisation of tenement houses in exceptional locations. The Issuer offers its clients support throughout the entire process of investing in properties for rent.
The Issuer also provides rental support services, in particular for properties purchased from the Issuer by its customers (until the end of September 2024, this business was operated through the subsidiary Inside Park SPV2 sp. z o.o.; since October 2024, it has been operated directly by the Issuer).
The Issuer is also active in the acquisition and commercialisation of commercial real estate and has launched development projects (Enklawa Kociewska sp. z o.o., Inside Park Invest sp. z o.o., Inside Park SPV5 sp. z o.o., Inside Park SPV6 sp. z o.o., NH Development sp. z o.o., Inside Park SPV7 sp. z o.o., Inside Park Trójmiasto sp. z o.o.).
In September 2024, the Issuer started to provide consultancy services to persons interested in the business of acquiring and renovating townhouses, then subdividing them into independent units and selling the units.
The Issuer operates in the Pomorskie and Kujawsko-Pomorskie Voivodeships. The Issuer plans to expand its operations, first to northern Poland and then to the whole of Poland.
The Issuer finances its operations with its own funds and external capital.
As at the date of this Information Document, the Issuer sources most of its operating finance from deposits and advances paid by purchasers of the Issuer’s units (properties) and from loans. Deposits and advances are paid by purchasers of units (properties) which the Issuer renovates for sale. Loans are granted by third parties on an arm’s length basis. The Issuer strives to ensure that as much as possible of the expenditure for the modernisation/refurbishment of the premises is financed with the payments of future owners of the premises.
